Need a precise figure?

Calculator results are estimates only and should be used as a planning guide before speaking with a specialist. Lending criteria and subsequent interest rates vary by country and depend on an applicant’s overall personal financial profile, property location, property valuation, amount borrowed and loan-to-value (LTV).

Why Spanish mortgages are different for non-residents

If you are used to mortgages in your home country, where high Loan-to-Values (LTVs) are common, the structure of a mortgage in Spain can be surprising. To get an accurate picture of affordability, you must look beyond the monthly repayment.

The “12–16%” rule for purchase costs.

In Spain, banks generally do not finance the taxes and fees associated with the purchase. You must fund these yourself, in cash, in addition to your deposit.

  • Purchase Tax (ITP) or VAT (IVA): Typically 8–11% of the purchase price (varying by region, such as Andalusia vs. Catalonia).
  • Notary, Registry & Legal Fees: Approximately 1–3%.
  • Planning guidance: We recommend budgeting an additional 12–16% of the purchase price to cover all government taxes and legal fees.

Expert Insight: When using a mortgage calculator for Spain, remember that if you buy a €200,000 property, you may need an additional €24,000–€32,000 in cash to complete the transaction.

Non-residents (International buyers, including Spanish ex-pats):

Spanish lenders typically cap borrowing at 60%-70% of the Loan-to-Value (LTV). While 70% is possible, better lending terms are often available for loans of 60% or less.

Bottom Line: You will likely need a minimum deposit of 30–40%, plus the funds for Spanish mortgage costs. Please note that the deposit and any setup costs must come from existing savings or resources, not from additional borrowing.

Key variables affecting your calculation

Understanding Spanish mortgage structures & terms.

When entering figures into the calculator, use realistic variables. Spanish mortgages are structured differently from those in many other domestic lending markets.

Interest rates: fixed vs. variable

Unlike historical trends, fixed rates are a common option in Spain, offering stability against Euribor fluctuations.

Fixed Rates: Your rate remains the same for a set period (often the full term), protecting you from market rises.

Variable Rates: Usually tracked against the Euribor (Euro Interbank Offered Rate) plus a bank margin. Your repayments can rise or fall.

Non-Resident Rates: Be aware that interest rates for non-residents may be slightly higher than those advertised for locals.

The availability of fixed or variable options depends entirely on lender policy at the time of application and should not be assumed.

Mortgage term & age limits

Most mortgage loans in Spain are on a capital-repayment basis. The maximum term is typically 20–25 years, but it is often limited by age.

The “Age 75” Rule: Most lenders require the mortgage to be fully repaid by the time the oldest applicant turns 75.

Example: If you are 60 years old, your maximum term may be limited to 15 years, which will increase your monthly payment figure compared to a standard 25-year term.

Eligibility & affordability

Can I afford a mortgage in Spain?

Banks adhere to strict lending criteria. If you are looking for Spanish mortgages for UK citizens, proving affordability is key.

The debt-to-income (DTI) ratio.

Lenders focus heavily on your Debt-to-Income ratio. Generally, your total committed monthly outgoings (including your UK mortgage/rent, loans, and the new mortgage in Spain) must not exceed 30–35% of your net monthly income. Note that rental income is generally not included in affordability calculations in Spain.

Proof of income & documentation.

To apply for a mortgage, you will need to provide robust documentation, including:Employed: P60s, recent payslips, and bank statements.Self-Employed/Business Owners: Minimum 2–3 years of tax returns and accounts.Credit History: A current credit report from your home country showing no serious adverse credit.

Spanish mortgage FAQs

Can I get a 100% mortgage in Spain?

No. 100% mortgages are historically rare and essentially non-existent for non-residents. Most UK buyers should expect a maximum LTV of 70%, requiring a significant deposit.

Do I need a Spanish bank account to get a mortgage?

Yes, you will typically need to open a Spanish bank account to service the direct debits. Some lenders make this a condition of the mortgage application.

What is the minimum loan amount?

Generally, the minimum loan amount for a non-resident mortgage in Spain is €50,000–€60,000, with a minimum property value of around €100,000.

Can I get an interest-only mortgage in Spain?

Interest-only mortgages are rarely available through retail banks. Almost all offers to non-residents will be on a capital-repayment basis. (Interest-only may be available via Private Banks for loans over €1 million).

How long does the application process take?

It typically takes 2–3 months from application to completion, provided all documentation is correct. Be aware that Spain has many national and regional holidays, which can influence timescales.
